Toronto Waterproofing Contractors

Stop water problems before they damage your home

Basement moisture is not just a cosmetic issue. Damp walls, musty smells, pooling water, mould, foundation cracks, and repeated leaks are signs that water is finding a way into your home. The longer it continues, the more damage it can cause to concrete, masonry, framing, insulation, flooring, and indoor air quality.

A&A Masonry helps Toronto homeowners identify where water is entering, why it is happening, and which waterproofing method makes the most sense. Some homes need exterior foundation waterproofing. Others need interior drainage, crack repair, wall sealing, parging, caulking, grading corrections, or masonry repair to stop moisture at the source.

Basement Leak Protection

Basement Waterproofing Toronto

Basement waterproofing helps protect below-grade spaces from leaks, damp walls, musty smells, mould risk, water stains, and moisture damage. In Toronto homes, basement leaks often come from foundation cracks, poor drainage, exterior wall pressure, failed parging, window wells, or gaps around older masonry and concrete surfaces.

A&A Masonry reviews the visible leak, foundation condition, exterior wall surfaces, drainage, and access before recommending interior waterproofing, exterior waterproofing, crack repair, parging repair, caulking, or related masonry work.

Leaks after rain or snow melt

Recurring moisture after storms or thawing snow can point to foundation cracks, exterior wall pressure, drainage problems, or weak below-grade surfaces.

Damp walls and musty smells

Damp basement walls, odours, and water staining should be checked before moisture spreads behind finished walls, floors, or stored items.

Foundation and masonry concerns

When water entry is connected to cracks, damaged parging, worn mortar, or exterior wall damage, waterproofing may need to work together with masonry repair.

Exterior Moisture Assessment

Waterproofing Contractors Toronto Homeowners Can Call for Exterior Moisture Problems

Water problems are not always caused by one obvious crack. In many Toronto homes, leaks and damp walls can come from foundation cracks, damaged parging, worn masonry joints, poor drainage, failed exterior sealants, aging concrete, or moisture getting behind brick and stone surfaces.

A&A Masonry helps homeowners identify the visible source of moisture concerns and choose the right repair path. Depending on the condition of the property, that may include basement waterproofing, foundation waterproofing, exterior waterproofing, crack repair, parging repair, concrete repair, masonry repair, or related exterior restoration work.

Exterior moisture problems

We review exterior walls, foundation surfaces, concrete areas, grading concerns, and visible water entry points before recommending the next step.

Foundation and basement leaks

If water is showing inside the basement, the issue may still begin outside the home through cracks, worn surfaces, or drainage-related pressure.

Masonry and concrete protection

Brick, concrete, parging, and stone surfaces can all be affected by repeated moisture exposure, especially during Toronto freeze-thaw cycles.

If you are comparing waterproofing contractors in Toronto, choose a team that can look beyond the leak and assess the surrounding masonry, concrete, foundation, and exterior wall conditions.

Why Choose A&A Masonry

Waterproofing built around the source of the problem, not just the visible leak

A leak inside the basement is often only the symptom. Water may be entering through foundation cracks, failed exterior coatings, poor drainage, gaps around windows and doors, damaged masonry, or weak concrete surfaces. A&A Masonry looks at the full exterior condition before recommending a repair plan.

Leak Source Assessment

We look for cracks, moisture paths, grading issues, wall damage, failed sealants, and exterior masonry conditions that may be allowing water in.

Basement and Foundation Focus

We provide waterproofing solutions for basements, foundations, concrete walls, exterior walls, and below-grade masonry areas.

Masonry and Exterior Experience

Because A&A Masonry works on brick repair, concrete repair, parging, foundation repair, exterior wall repair, and moisture-related chimney leak repair, we can address water problems tied to the full building envelope.

Signs You Need Waterproofing

When should you call a waterproofing contractor?

A basement or foundation leak is easier to manage when the warning signs are caught early. Waiting too long can allow water to spread behind finished walls, under floors, and through masonry or concrete surfaces.

If your home has recurring moisture after rain, damp basement walls, mould growth, or cracks near the foundation, it is worth getting the area checked before the next heavy storm or freeze-thaw cycle makes the problem worse.

Common warning signs

  • Damp basement walls or floors
  • Musty smells or visible mould
  • Water pooling after heavy rain
  • Foundation cracks or wall seepage
  • Efflorescence or white powder on masonry
  • Peeling paint, bubbling drywall, or damaged baseboards
  • Water entering around windows, doors, or wall joints
  • Repeated leaks in the same basement area

Waterproofing Services

Waterproofing services for Toronto homes and foundations

Different water problems need different solutions. A basement leak, foundation crack, wet concrete wall, exterior wall seepage, or failed window seal should not all be treated the same way. A&A Masonry helps identify the right approach based on the source and severity of the moisture problem.

Interior vs Exterior Waterproofing

Which waterproofing approach is right for your home?

The right waterproofing method depends on where water is entering, how accessible the foundation is, how severe the leak is, and whether the problem is caused by exterior pressure, cracks, drainage, or interior water management needs.

Option
Best For
What It Helps Address

Exterior Waterproofing

Homes where the outside foundation wall can be accessed.

Stops water before it reaches the foundation wall, helps protect against soil moisture and exterior seepage.

Interior Waterproofing

Basements with active leaks where exterior access is limited or not practical.

Helps manage water entering the basement and directs it away from finished areas.

Foundation Crack Repair

Homes with visible cracks or localized leak points.

Targets specific entry points where water can pass through the foundation or wall system.

Masonry and Parging Repair

Homes with damaged exterior wall surfaces, failed parging, or moisture-worn masonry.

Improves exterior wall protection and helps reduce moisture exposure around the foundation.

Honest Repair Guidance

What waterproofing cannot fix by itself

Waterproofing can help control moisture entry, but it may not solve every related problem on its own. If a wall has active movement, major structural cracking, failed grading, broken drainage, damaged brickwork, or badly deteriorated parging, those issues may also need repair.

A proper assessment helps confirm whether waterproofing alone is enough or whether foundation repair, parging, caulking, concrete repair, or masonry repair should be included. This is especially important for older Toronto homes where water problems may be connected to more than one exterior condition.

Structural movement

Waterproofing may reduce water entry, but movement, settlement, or larger foundation cracks may need foundation repair before sealing is enough.

Failed parging or masonry

If the exterior surface is loose, cracked, or deteriorated, the wall may need parging repair, brick repair, or masonry restoration alongside waterproofing.

Drainage and grading issues

If water keeps collecting against the foundation, drainage, downspouts, grading, or exterior access conditions may also need to be reviewed.

Waterproofing Estimate

What affects the cost of waterproofing in Toronto?

Waterproofing costs depend on the source of the leak, the repair method, the size of the affected area, access to the foundation, excavation needs, interior drainage requirements, materials, and whether related repairs are needed.

For that reason, the lowest waterproofing quote is not always the safest choice. A low price may not include surface preparation, crack repair, drainage review, parging repair, masonry repair, or the work needed to address the actual source of the moisture. A clear estimate should explain what is being repaired, what method is being used, and what related conditions may affect the result.

A small foundation crack repair may be very different from full exterior foundation waterproofing. The most accurate way to price the work is to inspect the water entry point and review the condition of the exterior walls, basement, foundation, drainage, and surrounding surfaces.

Estimate factors we review

  • Location and severity of the leak
  • Exterior access around the foundation
  • Foundation cracks, wall movement, or masonry damage
  • Drainage, grading, and downspout conditions
  • Interior finishing, flooring, and access limitations
  • Whether waterproofing, repair, parging, caulking, or drainage work is needed

Toronto Weather and Water Damage

Why Toronto homes need strong waterproofing

Toronto homes deal with heavy rain, melting snow, freezing temperatures, thawing, and seasonal ground movement. When water collects around the foundation, it can move through cracks, weak wall areas, gaps around openings, or damaged exterior surfaces.

Waterproofing helps protect your basement, foundation, concrete, and masonry from repeated moisture exposure. It can also help reduce mould risk, musty smells, water stains, and damage to finished basement areas.

  • Heavy rain can overload weak drainage areas
  • Melting snow can collect against foundation walls
  • Freeze-thaw cycles can widen cracks and openings
  • Road salt and moisture can speed up concrete and masonry wear

Had water coming through a wall that was causing mold. They showed up on time, on budget, and did a GREAT job. If you can, ask for a fellow named Colm. He’s the best. Would use again and recommend.

Basement Waterproofing

May 23, 2024

We are very happy with another fine job from A&A Masonry. Several years ago A&A did a superb job of interior waterproofing in our basement. This time we needed repairs to the exterior where water was coming in through a breach at the point where our old foundation meets a newer extension – which had never been waterproofed by the builder. Alex and his crew dug down to the footings (by hand!) and worked their magic in a very cramped spot between ours and our neighbour’s house, repairing some ‘impressive’ cracks and adding new state-of-the art waterproofing membranes and drainage tiles. Thanks again to all the team at A&A.

A&A Masonry was the right company to chose. The crew did a great job working in a very confined space. The site was kept tidy and secure and the clean up was excellent. Initially Brad, and then Alex communicated regularly about the start date and then the progress. I am a satisfied customer.

Waterproofing FAQs

Frequently asked questions about waterproofing in Toronto

Common signs include damp basement walls, musty smells, water stains, visible mould, peeling paint, pooling water, foundation cracks, and moisture returning after rain or snow melt.

Exterior waterproofing helps prevent water from reaching the foundation wall. Interior waterproofing helps manage water that is already entering the basement and directs it away from finished areas.

Exterior waterproofing is often the stronger long-term option when outside access is possible because it addresses water before it enters the wall. Interior waterproofing may be the practical choice when exterior access is limited or the leak needs to be managed from inside.

The timeline depends on the repair method, access, weather, excavation needs, and the size of the affected area. Some interior repairs can be completed quickly, while larger exterior foundation waterproofing projects may take several days.

Some exterior waterproofing can be limited by frozen ground, snow, or cold weather. Interior waterproofing, crack repair, and certain moisture-control repairs may still be possible during winter, depending on the situation.

Yes. A&A Masonry provides waterproofing estimates based on the leak location, visible damage, foundation condition, access, and the required repair method. Photos can help with early direction, but an on-site assessment may be required for accuracy.

Yes. A&A Masonry can assess concrete, foundation, brick, stone, parging, and other exterior masonry surfaces that may be allowing moisture into the building.

Waterproofing can help reduce moisture entry, which is one of the conditions that allows mould to grow. If mould is already present, the moisture source should be addressed and the affected area may also need proper cleaning or remediation.

Common causes include foundation cracks, poor drainage, heavy rain, melting snow, freeze-thaw movement, failed exterior coatings, damaged parging, gaps around windows or doors, and water collecting against the foundation.

If the water problem appears connected to foundation cracks, damaged parging, brickwork, concrete, exterior walls, or masonry joints, a masonry contractor with waterproofing experience can help assess both the moisture issue and the surrounding exterior damage.

Damaged parging may not be the only cause of a basement leak, but cracked, loose, or deteriorated parging can expose foundation surfaces to moisture. In some cases, parging repair may be recommended alongside waterproofing or foundation repair.
